The planning process

In order to ensure the early delivery of infrastructure at Wintringham, the application submitted in 2017 included an Outline Application - covering strategic vision and parameters for the site - as well as selected detail to enable us to deliver early infrastructure, such as access roads, landscaping, remediation work and putting in utilities.

The planning consent therefore covers:

Tier 1 - Outline Planning
(The Principles)

Sets the amount, location and approach to development for the whole site:
  • Up to 2,800 homes
  • Up to 63,500 sq m of employment development
  • A District Centre including shops, services, community and health
  • A Local Centre
  • A temporary primary school and two permanent primary schools
  • Open space, play areas, recreation facilities and landscaping
  • Access improvements including new access points.

Tier 2 - Key Phase

This sets out the approach to the first phase of development and addresses land uses, education provision, and the design ambitions and quality standards that will apply throughout this phase. The first phase at Wintringham runs south of Cambridge Road, and will devlier approx 1,500 homes, the first primary school, Early Years provision alongside the District Centre, with shops and services. It will include play, sports provision and early access points.
